Phase I and Phase II Environmental Site Assessments (ESA's)

Phase I Environmental Site Assessments are reports that incorporate an assortment of different evaluations to determine the environmental condition of a particular site. These often include record reviews, owner and resident intervies, inspections of the property, and soil sampling to identify any hazardous contamination to the area. The first part of the report (Phase I) is used to outline the areas of which the samples will be collected, for later review and testing in the Phase II report.

A Phase II Environmental Site Assessment outlines the environmental conditions at the property itself.

The report is designed as a means of investigating a parcel or property to find the history of the site, in order to determine whether or not it is a suitable investment. The reports range in depth depending on past and current use. A Phase I ESA report done on an acre parcel that has been used solely for retail over the last 40 years will not have the same type of detail as an Environmental Site Assessment of a property that has been an industrial dump for 5 years.
